A historic corporate campus is determined eligible for the National Register of Historic Places.

CHALLENGE

The Wells Fargo Home Mortgage campus, located at the former Honeywell Corporate Campus at 2701 Wells Fargo Way in the West Phillips neighborhood of South Minneapolis, had been sitting nearly vacant following the onset of the Covid-19 pandemic. Wells Fargo sought the assistance of JLL to sell the campus. JLL recognized the campus’ potential for redevelopment and contacted New History to assess the campus’ eligibility for historic tax credits.

 

SUCCESS

New History completed a walk through and initial research of the property and concluded that, as the international corporate headquarters of Honeywell until 1999, the campus likely held enough historic significance to satisfy Criterion Consideration G for properties that achieve significance within the past fifty years. JLL and Wells Fargo asked New History to prepare a Part 1 of a historic tax credit application so that a potential future buyer could take advantage of historic tax credits for the redevelopment process. New History completed the documentation and submitted the Part 1, and it was accepted by the SHPO and National Park Service on the first submission, making the potential for the campus’ reuse more financially feasible for a new owner.
