A name as iconic as Dayton’s can feel fixed in time. New History proved the building did not have to be.
The Stakes
With 1.2 million square feet, 114 years of history, and 14 eras of construction, the Dayton’s Department Store was an exceptionally complex reuse project in the heart of downtown Minneapolis—and a place deeply embedded in the city’s collective memory. The challenge was not only to adapt a massive, layered building for a new generation of mixed-uses, but to do so at a site that carried enormous cultural and emotional significance for generations of Minnesotans. Then, just as redevelopment was underway, a global pandemic upended downtown activity, retail, hospitality, and the very assumptions shaping the project’s future.
The Outcomes
New History was a key team member of this fast-paced, multi-phased, and large-scale historic renovation project. New History successfully overturned a previous denial for listing in the National Register of Historic Places (NRHP), and then provided navigation of a multi-phased historic tax credit project - including guidance on critical design issues, on-site demolition and construction review, and communication with preservation stakeholders. The Dayton's Project brought new life to a renowned building and brand.
Historic significance does not have to limit change; with the right strategy, it can help shape a building’s next chapter.
